Cross your fingers. We have found the one.....contract already been accepted. It wasn't a lot of back and forth with the sellers. We were able to get them to pay closing cost.

But....after the house inspection the inspectors saw some things he wanted a structural engineer to look at. Otherwise pretty much everything else was ok. A few things here and there but nothing major. After the engineer looked it he decided there needed to be some work done. It is about 2500k-5k which all in all isn't a lot to be done. But of course we don't want to pay for it so we are waiting on bids from contractors to submit to the sellers. Then they will have a choice to pay for it or not. We are not asking for a the few little things to be fixed because we can do it our ourselves and the realtor said you ask for big things.

So we are waiting....hoping to know something tomorrow to give the sellers. It is just so frustrating and such a slow process. Whoever said buying a house was easy was a big fat liar. And I know if it is meant to be it is meant to be.
